East Tennessee Housing Market Update: August 2026

Melody Wagstaff East Tennessee REALTOR® Monthly Housing Market Update

A monthly look at the East Tennessee housing market and what current trends could mean for local buyers and sellers.

A Monthly Market Update

The latest East Tennessee housing market numbers are in, but the individual statistics are not what I find most interesting this month.

Buyers have more homes to choose from. I am seeing more negotiation, more requests for seller concessions, and some homes staying on the market longer.

At the same time, buyers have not disappeared. Pending listings were actually higher in August than they were a year ago.

For anyone thinking about buying or selling a home in East Tennessee, that combination is worth paying attention to.

Quick Takeaways

Here is what stands out to me from the August market:

  • Buyers have more homes to consider as more properties come onto the market.
  • I am seeing buyers negotiate more and ask for seller concessions.
  • Sellers may be competing for buyers’ attention more than they were a few years ago.
  • Buyer activity is still there, with pending listings up from August 2025.
  • Market conditions can vary considerably by community, price range, property type, and condition.

What Jumps Out at Me From These Numbers?

Three numbers on this month’s report caught my attention.

New listings were up 8% compared with last August. Closed sales were down 7%. Pending listings were up 9%.

Taken together, those numbers tell a more interesting story than any one statistic does by itself.

More homes are coming onto the market, which can give buyers more choices. Fewer homes closed during August compared with last year, yet the increase in pending listings tells us buyers are still putting homes under contract.

The market has not simply stopped.

What appears to be changing is the environment in which buyers and sellers are making decisions.

What I’m Seeing in the East Tennessee Market

The statistics give us the regional picture. What I am seeing while working with buyers and sellers adds another layer.

Buyers have more homes to choose from, and I am seeing some properties stay on the market longer. That can give buyers more time to compare homes and think through their options rather than feeling as though they have to make an immediate decision.

I am also seeing more negotiation.

Buyers are asking for concessions and negotiating terms more frequently in some transactions.

From what I am experiencing, current conditions are more favorable to buyers than they have been in recent years. That does not mean every buyer automatically has the upper hand, nor does it mean sellers cannot have a successful sale.

The individual property still matters.

Location matters. Price range matters. Condition matters. Competition matters.

A well-priced home in a desirable location can still attract attention quickly, even in a market where buyers generally have more choices.

Current East Tennessee market conditions can create more choices and negotiating opportunities for some buyers, while sellers may face more competition from other listings.

Buying a Home? More Choices Can Change Your Strategy

Having more homes to choose from can be a welcome change for East Tennessee buyers.

More choice does not necessarily mean the best strategy is to make an extremely low offer and see what happens.

A property that has been on the market longer may give you an opportunity to ask questions and understand the seller’s situation before deciding how to structure an offer.

Price is only one part of that conversation.

Closing costs, repair requests, closing dates, possession, and other terms can also become part of a negotiation.

The goal is not simply to “win” against the seller. The goal is to put together an offer that makes sense for the property, the market, and your circumstances.

Selling a Home? Your Competition Matters More

More listings can be good news for buyers, but they also mean sellers need to pay attention to what else is available.

A buyer considering your home may be comparing it with several others.

That makes pricing and preparation especially important.

The August report shows a median of 27 days on market, but that number should not be treated like a countdown clock for an individual home.

Some homes will sell much faster. Others may take considerably longer.

The question for a seller is not simply, “How long are homes taking to sell?”

A more useful question is, “How does my home compare with the other homes a buyer can choose from right now?”

That includes price, condition, location, features, presentation, and the terms being offered.

Real Estate Term of the Month: Seller Concessions

Seller concessions definition for East Tennessee home buyers and sellers

Seller concessions can help with certain allowable buyer costs and may become part of the negotiation between a buyer and seller.

The purchase price is not always the only part of an offer that can be negotiated.

Seller concessions may become part of that conversation, especially when buyers have more choices. I am seeing buyers ask for concessions more often in the current East Tennessee market.

Whether a seller agrees to a concession depends on the individual transaction, and the amount a buyer can receive may also depend on financing requirements and other factors.

Looking at the entire offer, rather than focusing only on the purchase price, can help both buyers and sellers better understand what is actually being proposed.

What Does This Market Mean for You?

The August numbers point to a market where buyers have more choices, while buyers are still actively putting homes under contract.

That creates a different environment from the extremely competitive markets many people became accustomed to a few years ago.

Buyers may have more opportunities to negotiate in some situations.

Sellers can still sell successfully, but pricing a home correctly and understanding the competition become increasingly important when buyers have alternatives.

East Tennessee is also not one single housing market. Conditions in Knoxville can differ from Maryville, Oak Ridge, Lenoir City, Farragut, Powell, and other surrounding communities. Conditions can even look different within the same community depending on price range and property type.

Market statistics give us a starting point.

The real value comes from understanding what those numbers mean for the particular home, price range, and East Tennessee community where you are planning your next move.
